2. Website Use

3. Property Submissions

When submitting a property through our website or contacting us regarding management services:

You represent that you are the property owner or have legal authority to act on behalf of the owner

Submission does not guarantee acceptance into our management program

NestKey Suites reserves the right to accept or decline any property at its sole discretion.

4. Bookings and Stays

Bookings made through third‑party platforms (such as Airbnb or Booking.com) are subject to the terms, policies, and rules of those platforms, in addition to NestKey Suites’ house rules.

In the event of any conflict, the applicable third‑party platform’s terms may govern the booking process, while NestKey Suites’ rules govern on‑site conduct and property use.

5. Payments and Fees

All pricing, fees, and payment terms for bookings are determined by the applicable booking platform unless otherwise agreed in writing.

For property owners, management fees, expense allocations, and payout schedules are governed by the applicable Property Management Agreement.

NestKey Suites is not responsible for delays caused by third‑party payment processors or booking platforms.

6. Corporate Rentals and Extended Stays

Corporate rentals and extended stays may be subject to additional terms, including minimum stay requirements, security deposits, and separate agreements.

NestKey Suites reserves the right to request additional documentation or verification for corporate or extended‑stay bookings.

7. Cancellations and Refunds

Cancellation and refund policies are determined by the booking platform used for the reservation, unless otherwise stated in writing.

NestKey Suites is not obligated to issue refunds outside the applicable platform’s policies.

8. Limitation of Liability

To the fullest extent permitted by law, NestKey Suites shall not be liable for:

Indirect, incidental, or consequential damages

Loss of profits, revenue, or data

Acts or omissions of third‑party platforms, vendors, or service providers

Events beyond our reasonable control, including force majeure events

Our total liability, if any, shall not exceed the amount paid to NestKey Suites for the applicable service.
